The 3x rent rule means your gross (pre-tax) household income must be at least three times the monthly rent. Renting a $699/mo apartment takes about $2,097/mo ($25,164/yr); a $999/mo apartment takes $2,997/mo ($35,964/yr). Why every leasing office uses it
The rule is a rough proxy for "rent won't crowd out everything else." At 3x, rent is a third of gross income — close to the classic 30% budgeting guideline. It's imperfect (it ignores debt, childcare, and car payments), but it's the standard nearly everywhere, so it pays to know your number before you tour. Where a $699 rent changes the math
In much of Houston, the 3x rule on a typical one-bedroom means proving $3,500–$4,500/mo of income. Because our renovated one-bedrooms start at $699/mo, a single full-time income of $2,280/mo — about $13.15/hr at 40 hours — clears our requirement.
