The short answer
Most apartment communities look for a credit score around 600–650, but there is no universal minimum — each property sets its own, and most never publish it. We do: Cranbrook Forest's minimum is 550, and scores from 550–600 can be approved conditionally with a doubled security deposit. Below 550, an application here won't be approved — we'd rather tell you that before you pay an application fee.
An apartment credit check isn't a mortgage credit check
Landlords aren't deciding whether to lend you six figures — they're estimating whether rent will arrive on time. So tenant screening weighs your file differently than a bank does. Payment history matters most. Prior evictions, broken leases, and unpaid balances owed to a previous landlord or utility company weigh far more heavily than, say, a high credit card balance you're paying down.
That cuts both ways. A mediocre score with clean rental history often gets approved where a decent score with a past eviction doesn't. At Cranbrook Forest, our published criteria require no prior evictions, broken leases, or housing-related judgments regardless of score.
What the score ranges usually mean for renting
650 and up: approved almost anywhere on the standard terms. 600–650: approved at most communities, sometimes with a larger deposit. 550–600: this is where unpublished cutoffs quietly reject people. At Cranbrook Forest this range is a conditional approval — you pay a doubled deposit ($800–$1,000 instead of $400–$500) and rent on the same lease as everyone else. Below 550: not approvable here. The honest move is to spend a few months paying every bill on time and paying down collections before applying anywhere that runs a real screen.
