Rental Criteria & Qualifications

Qualification Requirements
Meeting these criteria is required for application approval. Specials may apply for qualified applicants.
- Credit score
- A minimum credit score of 550 is required. Applications below 550 are not eligible for approval.
- Income
- Household gross monthly income must be at least 3× the monthly rent (minimum $2,280/month).
- Rental history
- No prior evictions, broken leases, or housing-related judgments.
- Criminal background
- Applicants must have no felony convictions.
- Security deposit
- $400 for a 1-bedroom and $500 for a 2-bedroom. Deposits may double for conditional approvals (credit score 550–600).
- Pets
- Up to 2 pets per home. A $250 non-refundable pet fee and $15/month pet rent apply per pet. Breed restrictions apply.
- Application fee
- A non-refundable application fee applies and is not returned regardless of the outcome. Contact the leasing office for the current amount.
